The Marina Rent Roll report is a live snapshot of how every slip in your marina is earning right now — who is in it, what they are being charged, and what it would rent for if it were empty. Unlike most reports in Sharper, it is not a history of a date range: it reports the marina as it stands at the moment you run it.
This article assumes you already know the basics of the Sharper reporting module — the Name, Token, Subtotal, column picker, and filter fields. For a full walkthrough of the reporting form itself, see the Sharper Reporting Reference Guide. This article only covers what's specific to the Rent Roll.
Why This Report Matters
A rent roll is the standard way a marina answers the question "what is this property earning?" — the same document a lender, an owner, or a management company will ask for. In Sharper it is also the fastest way to spot revenue you are not collecting, because the report deliberately includes your empty slips alongside your occupied ones. Running it regularly lets you see:
Which slips are occupied, by whom, in which vessel, and at what rate
Which slips are sitting vacant, and what each one would bring in if filled (Potential Price)
Annualized and monthly equivalents of every rate, so seasonal, monthly, and annual contracts can be compared side by side
Extra charges riding along with a reservation — winter storage, pump-out, electric, and similar — separated from base slip rent
The Rent Roll Is a Snapshot of Today
This is the single most important thing to understand about the report, and the most common source of confusion. The Rent Roll selects reservations that are active at the moment you run it — a reservation appears only if today falls between its arrival and departure dates. It also leaves out anything with a status of Checked Out or Cancelled.
Changing the date range on the Report Run page does not make the Rent Roll show you a past or future month. The rows are always chosen as of today, so you cannot back-date this report to reproduce last quarter's rent roll, and a slip whose guest checked out this morning will already have dropped off. If you need occupancy or revenue over a period of time, use the Marina Occupancy or Marina Reservations report instead — those are date-range reports. Save a copy or export the Rent Roll on the day you need it recorded.
Empty Slips Appear as Rows
Every marina slip that is not occupied today is included in the report as its own row. These rows are easy to recognize once you know to expect them:
Customer Name, Vessel Name, and the reservation columns are blank
Curr Price is 0.00
Potential Price shows what the slip would rent for
Blank customer and vessel cells on a Rent Roll are not a data problem — they are your vacancies. This is what makes the report useful for revenue planning: subtotal Potential Price across the vacant rows and you have the revenue currently sitting unsold.
Note: When a slip has more than one product mapped to it, the Potential Price for a vacant slip is taken from the highest-priced product on that slip. Treat it as a best-case rate rather than a quote, particularly if you map both seasonal and transient products to the same slips.
Building a Rent Roll Report
Go to Reports → Marina → Rent Roll in the left sidebar.
Check whether a shipped report already covers what you need. If one does and you want to change it, use the ⋯ menu → Copy first — shipped reports can only be edited by the Sharper team, and copying gives you a version you own.
Otherwise click + New and give it a Name, such as "Monthly Rent Roll."
In the Available panel, add the columns listed below to your Selected panel.
Set Subtotal to a value column such as Total or Curr Price if you want running totals at the bottom.
Optionally turn on Dashboard with a short Dashboard Caption so the report is one click away.
If you manage more than one marina and want them all in one rent roll, turn on All Outlets. Leave it off and the report returns only the outlet you are currently signed in to.
Click Save, then Get Report to run it.
Recommended Columns
The Rent Roll's columns are organized into groups in the Available panel — Unit, Reservation, Customer, Vessels, Product, and Values. These are the ones that carry a standard rent roll:

Contract Start Date, Contract Expiration Date | The underlying contract term, where one is in use — filter on the expiration date to build a renewals list |
Rate Plan Name, Rate Type | Which rate is being applied, and whether it came from the product or was overridden as a fixed price on the reservation |
Invoicing Frequency | How often this reservation bills — monthly, annually, seasonally |
Prev Invoice Date, Next Invoice Date | Where the reservation sits in its billing cycle. Next Invoice Date is the practical way to see what is about to bill. |
Curr Price | What this slip is currently earning. 0.00 on a vacant slip. |
Potential Price | What the slip would earn at its product rate — the figure that reveals vacancy value |
Curr Price Monthly, Curr Price Annual, Potential Price Monthly, Potential Price Annual | The same two figures normalized to a monthly or annual equivalent, so a seasonal slip and an annual slip can be compared on the same basis |
Subtotal, Tax, Total | The charge amounts on the reservation item or extra charge that the row represents |
Is Extra Charge | Yes when the row is an add-on charge rather than base slip rent — see the warning below |
Reservation Status, Reservation Custom Status | Where the reservation stands, including any custom status your marina has configured |

Extra charges are included in the Rent Roll as additional rows on the same slip, flagged with Is Extra Charge = Yes. This means a slip with two add-on charges appears three times, and a straight sum of Total mixes slip rent together with electric, storage, and other extras. If you want base rent only, add a filter for Is Extra Charge = No. If you want the full amount a slip generates, leave them in — but do not treat the total as rent.
Useful Filters
On the Report Run page (after clicking Get Report), add filter rows for the view you want:
Base slip rent only, no add-ons: Field Is Extra Charge, set to No.
Vacant slips only: Field Curr Price, operator =, value 0. Pair it with a subtotal on Potential Price to value the vacancy.
Occupied slips only: Field Curr Price, operator >, value 0.
One dock or slip group: Field Group Name, set to the group you want.
Contracts up for renewal: Field Contract Expiration Date, operator Between, entering today's date and a date 60 or 90 days out.
About to be invoiced: Field Next Invoice Date, operator Between, covering the coming billing run.
Customers not on AutoPay: Field Has Auto Pay, set to No.
Combine these in an And group to narrow to a single view — for example base rent only, on one dock — or keep separate saved reports for the rent roll you send out and the vacancy list you work from.
